Custom Residential Design
A home should be safe, comfortable and welcoming. As professionals familiar with all facets of the home building trade, we strive to have our plans and designs convey out client's particular needs and style. We hope you'll find working with us easy and straightforward.
We provide in-person service in central Florida, but also collaborate remotely nationwide.
PROCESS
Programming - We meet to discuss your project's requirements and scope of work. Shortly afterward, we'll present a design agreement tailored specifically to the project.
Schematic Design - We present a design that meets the project requirements and scope. Depending on the agreement, we may present 2 or 3 designs, fine-tuning it according to your input.
Design Development - We add more information and details according to the approved design. This process will ultimately result in construction documents.
Engineering & Shop Drawings* - We collaborate with engineers and other colleagues as needed. Of course, their fees are not included in ours.
Construction Documents** - This set is for the builder. It includes working drawings and other information gathered during design development.
Permitting*** - Once working drawings are complete, the owner or builder may submit them for permitting, ensuring they meet building code and other local requirements.

NOT INCLUDED - We're letting you know "up front", literally.
*-Engineering: We do not provide or subcontract engineering services. Instead, we send the working drawings to an engineer hired by the owner or builder. If requested, we can recommend one. The engineer will review the drawings, add details and affix their seal as engineer of record. The owner or builder would then submit that set for permitting.
**-Contract Administration: We do not supervise or manage the construction process. The builder will be responsible for carrying out the construction project according to the design intent conveyed in the construction documents. If requested, we can recommend a builder. During construction, the builder may implement any desired or needed changes.
***-Permitting: We do not submit documents or drawings for permitting on the client's behalf. This is done by the owner or builder. There is no guarantee that any drawing will pass permitting on the initial submittals, as the building official and/or approving plan reviewer’s interpretation of codes, ordinances, and his/her own office’s rules and regulations may vary and are beyond the control of any design professional.
